Welspun One is an Indian asset and fund management company focused on logistics and warehousing infrastructure. Headquartered in Mumbai, Maharashtra, the company was founded in 2019 by Anshul Singhal. As of 2025, Welspun One manages and operates logistics parks covering approximately 19 million square feet across several major cities in India.
History
[edit]One Industrial Spaces was founded in 2019 by Anshul Singhal with backing from the Welspun Group through an initial investment of $2.7 billion.[1] The venture was later rebranded as Welspun One Logistics Parks, with Singhal continuing to lead the company as Managing Director.[2]
In 2024, Welspun One deployed its second investment fund of ₹2,275 crore, expanding its asset base to approximately 19 million square feet of logistics facilities in various Indian cities.[3]
In April 2025, the company received ₹2,300 crore in financing from the National Bank for Financing Infrastructure and Development (NaBFID) for a logistics park near the Jawaharlal Nehru Port Authority (JNPA) in Navi Mumbai.[4][5] This was India's largest single-project financing deal in the warehousing sector at the time.[6]
Welspun One has developed logistics parks in Bengaluru, Bhiwandi, and Thane, among other locations.[7]
Operations
[edit]Welspun One develops, leases, and manages logistics and warehousing facilities in India. Its operations include land acquisition, project development, and asset management. [8]
In 2023, Welspun One partnered with the World Trade Centers Association (WTCA) to develop WTC Thane, a mixed-use logistics and commercial project located in Thane, Maharashtra.[9][10]
In 2024, Welspun One, in partnership with JLL, a leading global real estate services firm, has announced the successful acquisition of a prime 22-acre site along the Bilaspur-Tauru Road in the Gurgaon/NH-08 corridor.[11]
As of 2025, it operates logistics parks in Mumbai, Bengaluru, Delhi-NCR, Lucknow, and Chennai and more. Its portfolio includes large-format warehouses, urban distribution centers, and facilities near ports and industrial hubs.[12] Welspun One works with tenants from sectors including e-commerce, retail, manufacturing, and third-party logistics.[13]
In 2025, the company secured the largest single-project financing in India's warehousing sector from the National Bank for Financing Infrastructure and Development (NaBFID).[4][14]
Financials and funds
[edit]Welspun One launched its first investment fund in 2020 with a total corpus of approximately ₹500 crore.[15][16]
In 2022, the company launched its second fund with a size of ₹2,275 crore.[17] By the end of 2024, the fund was fully deployed. A co-investment program of ₹1,000 crore was also initiated alongside the second fund.[18]
In 2025, Welspun One announced plans to raise a third investment fund with a target size of ₹4,000 crore.[19][20]
The company also secured a ₹2,300 crore loan from the National Bank for Financing Infrastructure and Development (NaBFID) to fund the development of the Gateway project in JNPA.[21][22]
