Vlora Marina

Vlora Marina is a waterfront development project currently under construction in Vlorë, Albania. Situated along the Adriatic Sea, the project includes a marina with over 400 berths, residential buildings, commercial areas, hotels, and public promenades. History

Vlorë (Vlora), historically known as Aulon, has served as a maritime hub since antiquity. Its harbor was pivotal during Roman, Byzantine, and Ottoman periods, supporting trade and naval operations. During the communist state (1945–1991), the port was industrialized and restricted to the public. After 1991, much of the waterfront declined due to disuse. The Vlora Marina project, part of broader post-communism revitalization efforts, seeks to restore the city’s coastal prominence by integrating public access, tourism infrastructure, and modern urban planning.

Design and Features

The project is positioned at the intersection of Vlorë’s main boulevard and waterfront promenade, aiming to reconnect the city to the sea[2]. Key elements include:

  • A 400+ berth marina with services for mega yachts, fuel supply, maintenance, and customs clearance.
  • A residential zone featuring approximately 800 apartments, parking facilities, and direct access to natural and cultural landmarks.

  • A public promenade with over 70 retail, dining, and entertainment units.
  • A new urban park, green roofs, and open cultural spaces, including integration with the House of Independence monument.

  • 42% reduction in carbon emissions

Sustainable design features include high-performance insulation, passive solar strategies, natural ventilation, and low-flow plumbing fixtures. These measures are intended to minimize environmental impact, reduce operational costs, and improve overall occupant comfort5.

Environmental Considerations
