Vlora Marina

Vlora Marina is a waterfront development project currently under construction in Vlorë, Albania. Situated along the Adriatic Sea, the project includes a marina with over 400 berths, residential buildings, commercial areas, hotels, and public promenades. It is part of a broader initiative to redevelop the city’s coastal area: and is expected to contribute to the local economy through tourism and real estate development.

History

Vlorë (Vlora), historically known as Aulon, has served as a maritime hub since antiquity. Its harbor was pivotal during Roman, Byzantine, and Ottoman periods, supporting trade and naval operations. During the communist state (1945–1991), the port was industrialized and restricted to the public. After 1991, much of the waterfront declined due to disuse. The Vlora Marina project, part of broader post-communism revitalization efforts, seeks to restore the city’s coastal prominence by integrating public access, tourism infrastructure, and modern urban planning.

Design and Features

The project is positioned at the intersection of Vlorë’s main boulevard and waterfront promenade, aiming to reconnect the city to the sea. Key elements include:

• A 400+ berth marina with services for mega yachts, fuel supply, maintenance, and customs clearance.
• A residential zone featuring approximately 800 apartments, parking facilities, and direct access to natural and cultural landmarks.
• A hospitality sector, including Mariott Hotel&Resort, branded residences, and two other luxury hotels.
• A public promenade with over 70 retail, dining, and entertainment units.
• A new urban park, green roofs, and open cultural spaces, including integration with the House of Independence monument.

Architecturally, the project combines Mediterranean aesthetics with sustainable features, including shaded walkways, sea views, and landscaped zones.

Economic Impact

Vlora Marina is expected to significantly boost Vlorë’s economy

• Tourism: The international-standard marina and luxury hotels are projected to increase high-income tourist arrivals, particularly from Mediterranean and Adriatic regions.
• Employment: Thousands of jobs are expected during construction and operation across sectors such as hospitality, retail, security, and maintenance.
• Real Estate: The project is catalyzing demand for high-end apartments, elevating local property values, and promoting Vlorë as a coastal investment destination.

Sustainability

Vlora Marina is the first real estate project in Albania to receive the EDGE Design Stage Certification, awarded by the International Finance Corporation (IFC). The certification reflects projected performance improvements over the local baseline, including:

• 24% energy savings
• 33% water savings
• 42% reduction in carbon emissions

Sustainable design features include high-performance insulation, passive solar strategies, natural ventilation, and low-flow plumbing fixtures. These measures are intended to minimize environmental impact, reduce operational costs, and improve overall occupant comfort⁵.

Environmental Considerations

The development incorporates coastal management and marine conservation strategies, including sediment control, soft-edge marina design, and partnerships with NGOs to protect nearby ecosystems such as the Narta Lagoon and Karaburun-Sazan Marine Park. Public access is prioritized through green spaces and cultural integration, preventing privatization of the coastline.
