The Housing Australia Future Fund (HAFF) is a fund established in Australia by the Albanese government. It is managed by the Future Fund, with interest generated going to social and affordable housing. In 2025, the HAFF had a capitalisation of A$10 billion.[1]

Purpose

[edit]

The fund was established to fund social housing and affordable housing.[1] As of 2025, the fund approves approximately 900 houses on average.[1]

Establishment

[edit]

The legislation to establish the fund had been delayed for months in the Senate due to opposition from the Coalition and the Greens.[2] Labor had threatened to call a double dissolution election.[3]

The fund was established on 1 November 2023.[4]

Funding rounds

[edit]

In January 2024, the fund opened the first round of applications.[5]

In December 2024, the fund opened the second round of applications.[6]

Rate of return

[edit]

As of 2025, the fund has a rate of return more than twice its originally projected rate of return.[7]
