Shriram Properties Ltd. is a real estate developer and part of the Shriram Group, a financial services conglomerate. The company was founded in 2000 in Bengaluru, Karnataka, and is led by Chairman and Managing Director Murali Malayappan[1].

Shriram Properties Ltd. operates in the mid-market and mid-market premium housing segments. The company's primary markets are Bengaluru, Chennai, and Kolkata, where it focuses on residential projects, integrated townships, and IT parks, which constitute about 85% of its portfolio[2].

The company has completed 48 projects, totaling a saleable area of 27.6 million square feet, primarily in Bengaluru and Chennai, with additional projects in Kolkata and Pune[3]. As of March 31, 2025, Shriram Properties has 37 ongoing and upcoming projects, which have a total development potential of 36 million square feet[4]. The company has delivered homes to over 30,000 customers.

Shriram Properties Ltd. (SPL) was established in Bengaluru in 2000 and subsequently expanded its operations to other South Indian cities, including Chennai, Coimbatore, and Visakhapatnam[5]. The company focuses on the mid-market and mid-market premium segments of the residential housing market.

SPL utilizes an asset-light business model[5], combining real estate development with development services. The company develops projects through joint-development agreements (JDAs)[6] or joint ventures (JVs) with landowners and financial investors to manage upfront costs. More recently, SPL has entered the development management (DM) sector, offering real estate development services to smaller developers and landowners[7].

The company is led by Chairman and Managing Director Murali Malayappan. It has worked with financial investors, including TPG, Tata Opportunities Fund, Walton Street Capital, and Starwood. Other financial partners include SUN Apollo India Real Estate Fund I LLC, Mitsubishi Corporation[8][9], Amplus Capital Advisors Private Limited, ASK Real Estate Special Opportunities Fund, India Realty Excellence Fund II LLP (managed by Motilal Oswal Real Estate Investment Advisors II Private Limited), and Kotak Affordable India Fund. SPL also maintains relationships with public and private sector banks and NBFCs[10].
