Properstar SA is a Swiss-based real estate technology company that operates an online marketplace connecting property buyers and sellers through a network of real estate agents.[1] Founded in 2012 and headquartered in Lausanne, Switzerland, the company operates as a B2B2C marketplace in over 100 countries with what the company claims are more than 3 million property listings.[2] The company evolved from ListGlobally, a listing syndication network established in 2012, and launched its consumer-facing Properstar brand in 2018.[3][2][4][5]
History
[edit]Early development
[edit]Properstar's development began with founder Gérard Paratte's earlier work in Swiss real estate technology. After founding Immostreet, an early Swiss real estate portal, and selling it to Tamedia in 2016, Paratte established ListGlobally in 2012 as a listing syndication network.[6] The entity was incorporated as ListGlobally SA on February 6, 2013, under Swiss law.[7]
International expansion
[edit]The transition from ListGlobally to Properstar occurred between 2017-2018, when the company launched its consumer-facing platform alongside the existing B2B syndication services.[3] Swiss media reported that by 2020, the platform had launched in Spain and Portugal, where the company claimed to have become "the leading portal with more than 2.5 million listings."[2] Le Temps described Paratte's approach as building a "small real estate empire" through acquisitions, partnerships and new portal launches.[3] In 2025, the company announced expansion into German-speaking markets under Sonja Honauer, who was hired as Director DACH from competitor ImmoScout24.[8]
Business model changes
[edit]In 2022, Properstar expanded beyond listing syndication to direct property transactions through its "Power Buyer" service.[9] This service, developed in partnership with property investment firm Solustone, enables the company to purchase properties within 14 days while helping clients find replacement properties.[10]
Business model
[edit]Services
[edit]Properstar operates what Swiss business magazine Bilan characterized as a "freemium" marketplace model serving real estate professionals and property consumers.[2] The platform provides free basic services to real estate agents, with premium features available for 60 Swiss francs monthly.[2] According to company statements reported by Bilan, the goal is to convert 15-20% of agents to the premium model.[2] The company offers global listing syndication, lead generation services, and marketing tools to real estate professionals. For consumers, services include access to property listings with search technology and multilingual support.[1]
Technology
[edit]The company developed search algorithms that Paratte described to Bilan as "an algorithm for real estate search capable of proposing the most relevant listings based on each user's history."[2] In 2024, the company implemented AI-powered search technology using Microsoft Azure OpenAI Service.[1]
Leadership and organization
[edit]The company is led by founder and CEO Gérard Paratte, who Swiss media has identified as an early participant in Swiss online real estate.[6] Paratte graduated from HEC Lausanne and previously founded Immostreet, which he sold to Tamedia in 2016. PME Magazine reported that the sale provided funding for his subsequent ventures.[6] According to company statements reported in Swiss media, Properstar employs approximately 120 people globally, with headquarters in Lausanne and distributed teams across multiple countries.[2] The company describes its structure as "an entirely digital and distributed organization worldwide."[11] PropTech News reported in 2025 that the company had hired executives from competitors ImmoScout24 and SMG for its German market expansion.[5]
Industry position
[edit]PropTech sector
[edit]Properstar is listed among members of the Swiss PropTech association.[12] PropTech News, a Swiss PropTech industry publication, includes the company in coverage of market rankings alongside established players like homegate.ch and ImmoScout24.[13]
Technology partnerships
[edit]In December 2024, Microsoft featured Properstar as a case study for its Azure OpenAI Service implementation.[1] According to Microsoft's documentation, the system processes property descriptions in multiple languages and claims to achieve up to 98% accuracy in matching buyer requirements with available properties.[1]
Geographic presence
[edit]The company operates primarily in France, Switzerland, Spain, Portugal, and the United States. According to company claims reported by French real estate publication Immo Matin, Properstar had 400,000 listings in France and 3 million globally as of 2022.[9] Swiss media reported that by 2021, the platform operated in more than thirty countries with 22,000 listings in Switzerland.[3]
Reception and challenges
[edit]Market reception
[edit]Swiss media coverage has generally focused on Properstar's approach to disrupting established real estate portal business models. Tribune de Genève reported that real estate agents expressed interest in the free model, with one broker telling the newspaper they would save "more than 5,000 francs per year" by switching to Properstar.[4]
Operational challenges
[edit]The company has encountered difficulties in some markets. Paratte told PME Magazine that expansion into Asia "didn't work" and that the company closed its UK office before redirecting efforts to other markets.[6] German-language real estate media has noted the company's entry into German-speaking markets as part of broader digitalization challenges facing traditional real estate intermediation.[8]
