Manresa Town is a 14.3-hectare mixed-use township development in Uptown Cagayan de Oro, Philippines. Developed by Cebu Landmasters Inc. (CLI), the project is envisioned as a university town that complements the adjacent Xavier University Masterson Campus, also known as the "Campus of the Future."[1]

History

The site of Manresa Town was originally part of the 63.5-hectare Manresa property owned by Xavier University – Ateneo de Cagayan, located in Uptown Cagayan de Oro. For decades, the land served primarily as an agricultural and research facility for the university, hosting demonstration farms and student training grounds, especially for the College of Agriculture. The area was largely rural, surrounded by lush vegetation and natural greenery.

In July 2019, Cebu Landmasters Inc. (CLI) entered discussions with Xavier University – Ateneo de Cagayan (XU) to redevelop its uptown and downtown properties into integrated master-planned townships. CLI proposed acquiring a 14.3-hectare portion of XU’s 63.5-hectare Manresa property in Uptown Cagayan de Oro (CDO) for a mixed-use development. The project aimed to blend commercial, residential, office, and leisure spaces while preserving the heritage structures of XU's Corrales Avenue campus. The masterplan also included transforming part of the downtown campus into Cagayan de Oro’s central business district, all while supporting XU’s goal of expanding and improving its educational facilities.[2]

In August 2021, after obtaining the necessary approvals, including Vatican clearance, CLI officially acquired the 14.3-hectare portion of the Manresa property, marking the beginning of the Manresa Town project.[3]

In September 2022, Cebu Landmasters Inc. and Xavier University – Ateneo de Cagayan held an official groundbreaking ceremony for the 21-hectare Masterson Campus and the 14.3-hectare Manresa Town.[4]

Development

Residential

The first residential project within Manresa Town is One Manresa Place, a three-tower condominium development offering 940 units, including studio, one-bedroom, and two-bedroom configurations. The condominiums emphasize sustainability and community-centered living, featuring sky gardens, wellness facilities, co-working spaces, a chapel, retail podium, and a skybridge connecting the three towers. Over 63% of the development is dedicated to open spaces. One Manresa Place achieved a remarkable milestone by generating ₱4 billion in sales within just two days of its launch, underscoring strong market demand despite the condominium oversupply observed in Metro Manila. It is scheduled to be completed by the first quarter of 2030.[5][6]

Commercial

Manresa Town will also host commercial zones integrated within the township’s master plan, including retail strips, lifestyle centers, and office spaces to support a walkable live-work-play environment. These commercial areas are envisioned to cater to residents, students, and nearby communities, anchored by mixed-use buildings along the township’s main boulevard.[7]

Infrastructure and Green Spaces

Manresa Town is designed with a strong emphasis on sustainability, connectivity, and mobility. It features wide pedestrian pathways, bike lanes, and open parks that promote active and healthy lifestyles. The township is bordered by an additional 28 hectares of protected forest area and integrates green design principles, with over 63% of the development dedicated to open and landscaped spaces. Smart infrastructure systems—such as energy-efficient lighting, modern waste management, and sustainable water systems—are part of the township’s long-term vision. Well-planned road networks will ensure seamless connectivity to Uptown CDO’s main arteries, enhancing accessibility for residents and visitors alike.[8]

Incidents and Controversies

The development faced opposition from local civic groups, notably the Cagayan de Oro Parents, Teachers, Alumni, and Communities (COPTAC), who criticized the reclassification of the Xavier University Masterson Campus and Manresa property from institutional to commercial use.[9]

In October 2022, a public hearing on the project's Environmental Impact Statement (EIS) was adjourned due to complaints about the venue's capacity and insufficient time for stakeholders to review the EIS. The hearing was rescheduled to a larger venue to accommodate more participants and allow for thorough discussion.[10]
