Fitzrovia is a Canadian real estate development and property management company based in Toronto, Ontario. Founded in 2017, the company specializes in purpose-built rental housing in major urban centres, including Toronto and Montréal.[1] As of 2024, it had completed, acquired, or was developing approximately 9,000 rental units. [2]

The company was founded by Adrian Rocca, a former executive at Tricon Residential and Apollo Real Estate Advisors.[3] Fitzrovia’s early projects included the redevelopment of the Hotel Waverley and the Silver Dollar Room, a heritage-designated music venue in downtown Toronto. The project incorporated original features such as the venue’s bar, murals, terrazzo flooring, and the Silver Dollar Room sign. [4] [5]

Developments

Fitzrovia has focused on large-scale rental housing developments in Toronto. In 2023, it launched the DevCore Fund, a $1 billion investment vehicle targeting the redevelopment of underutilized office sites into residential buildings. The fund’s first project involved a planned 49-storey tower at 135 St. Clair Avenue West in Toronto.[6] The development includes rental apartments, a daycare facility, and a virtual healthcare clinic operated in partnership with Cleveland Clinic. The company is also building a three-tower complex at 6 Dawes Road, located near Danforth GO Station and Main Street subway station. The project includes more than 1,100 rental units and has been described as one of the largest purpose-built rental housing projects under construction in Canada.[8] [9]

Student Housing Expansion

In 2025, Fitzrovia announced a national expansion into purpose-built student accommodations under its Waverley brand.[10] [11] The company plans to develop student-focused rental towers near universities in Toronto, Guelph, Kingston, and London, with future projects in Western Canada. The first building, The Waverley, opened in 2021 adjacent to the University of Toronto campus and includes amenities such as a rooftop pool, gym, co-working space, and virtual health clinic. [12]

Upcoming projects include a 35-storey, 512-unit tower in London near Western University, and a pair of 10-storey buildings in Kingston near Queen’s University, with planned completion in 2028–2029.[13] Fitzrovia expects to invest between $150 million and $200 million per development. The initiative responds to a national shortage in student housing, as Canadian universities are projected to require an additional 400,000 PBSA units by 2031. [14]

Fitzrovia has received awards for Customer Service, Design, and Marketing from Building Industry and Land Development Association, the Federation of Rental-Housing Providers of Ontario, and The Ontario Home Builders' Association.[15][16][17] Fitzrovia was listed as a Top Employer by the National Apartment Association in 2021, 2022, 2023, and 2024.[18][19][20][21]
